Responsibilities
Our ideal Store Development Director will have a mastery of all states of the store development life cycle of specialty retail store planning, design and construction PLUS the ability to simultaneously manage multiple projects with varying complexity, anticipate and manage potential store opening delays, and develop creative solutions to keep overall opening cadence on track. This role will play an integral part in the day-to-day strategy and execution of our store growth as we scale.
The primary goal, and barometer for success, for the Store Development Director is to open stores on time and under budget. Here are the essential duties and responsibilities of the position:
Work with Real-estate team to present investment proposals and review terms of new deals to ensure they are in line with the budget constraints
Schedule possession dates that meet store opening timelines. Initiate and conduct consistent follow up to ensure required activity on existing leases is executed in a timely manner.
Manage store opening process and timelines
Collaborate with the marketing and brand team to ensure store is opened to specs
Create a premium brand store environment within financial restrictions and budgetary guidelines. Continuous value-engineering initiatives, as required.
Oversee the timely, cost efficient build-outs for all new retail locations
Provide direction and guidance, as necessary to Construction and Project Manager to ensure the contractor/vendor bid and negotiating process is executed within established timelines and financial parameters, without compromising the company's standards for quality
Manage and facilitate the development and control over all Real Estate related budgets, planning, accruals, T&E, and corporate expenses. While ensuring that internal and external customer's needs are met in a timely and efficient manner within approved budgetary guidelines.
Negotiate and complete follow up on all Tenant Allowances in a timely manner
Work with Finance in the completion of all Investment Requests for new stores. Provide financial information as well as support information including demographics, store comparisons, and business case.
Monitor store capital budgets and actuals to ensure projects are not over spent. Work on Post Completion trackers on all new store openings.
Consistently look for ways to optimize process and value engineer stores
Provide guidance and support for new franchise openings
Oversee R&M projects and budget to ensure costs stay in line while ensuring necessary maintenance is upheld in all shops

Required

The candidate must be able to work in a collaborative and fast-paced environment. Strong communication skills are required. Ideal candidate will be a process-oriented individual who is also flexible enough to thrive in a startup setting. Here are the skills, knowledge, education and experience we're looking for:
Bachelor’s level degree preferred
REQUIRED: 10+ years in relevant position in a multi-site retail operation in the domestic U.S.
Good communication skills for communicating with executives and direct reports
Strong problem solving skills and proactive thinker
Strong attention to details and accuracy
Strong negotiation skills
Must be dependable, and comfortable working in a fast-paced and highly productive environment
