Job description
We are searching for the right candidate to join our team as Director, Purchasing for our Darling Homes Dallas Division.
Job Details
Primary Objectives
• Responsible for the Management of the Purchasing Team.
• Bidding and Negotiation of Suppliers and Subcontractors.
• In conjunction with VP Purchasing and Construction, ensure Trade and Supplier base is sufficient to support growth of division.
• Establish, maintain, and keep current standard operating procedures for the Purchasing Department including each purchasing position.
• Analysis of Plan and Option Cost and provide Monthly Analysis and input in the forecasting of future trends.
• Establish processes to reduce waste and control cost variances.
Construction Alignment, Plans And Trade Partners
• Initiate, Negotiate, Contract, and Maintain Relationships with Suppliers and Subcontractors associated with home construction.
• Ensure the Purchasing & Estimating teams are aligned with Construction provide the necessary materials, tools and support associated with timely construction of the home. Tools include purchase orders, accurate takeoffs, and administration of BuildPro.
• Ensure all Plans are bid in a timely manner and all comparisons and backup data maintained in accordance with company policy and SOX Compliance.
• Establish and maintain Scope of Work for all construction phases, in coordination with the VP, Purchasing
• Ensure changes in plans and specifications are communicated to Suppliers and Subcontractors
• Ensure all annual forecasts and backlog expectations are communicated to Suppliers and Subcontractors.
• Conduct Trade Performance Surveys and Ranking with Construction Management
• Participate in prototype-walks.
• Ensure implementation of plan and specification changes.
• Assist in the development of strategies to eliminate waste and reduce cost through value engineering and standardization of practices.
• Evaluate existing products, source new or improved products, subcontractors and material suppliers where needed.
Cost Management And Reporting
• Ensure all plan/house budgets and options are accurate, complete and in the Homebuilder Software System and communicate changes to such to VP, Purchasing monthly.
• Provide recommendations in Cost Control, Vendor Selection, Best Practices, etc.to VP Purchasing and Construction.
• Assist and Review monthly closed job analysis (“job scrubs”) and report these findings to the VP, Purchasing.
• Ensure efficient process for Extra Purchase Orders from Construction and monthly analysis of Cost Variances with the goal of minimizing any variances.
• Ensure, with Purchasing Manager, Sales and Design Gallery Teams have complete catalog of available plan and standard options.
• Participate in IT Newstar User Group Meetings, Any Process Development Enhancement Initiatives, BuildPro and Bidding Software such as Buzzsaw Administration.
Qualifications:
• Bachelor’s degree in Construction, Business or another related field or have a minimum of 5-7 years in a similar position with a high-volume (500+ homes annually) homebuilder.
• Minimum of 5 years managerial experience with direct reports.
• High level of understanding of the system applications in one or more homebuilding software packages (i.e., Newstar, J.D. Edwards, Hyphen Solutions, Buzzsaw, etc.).
• Extensive knowledge of the homebuilding construction process.
• Must Possess Strong Skills in Negotiation, Building and Maintaining Relationships, Problem Solving, Planning and Process Development and Implementation.
