Director - Project Management - Irvine Company - Milpitas
Job description
Irvine Company is currently underway with a history making, complex and prestigious portfolio of multifamily construction projects throughout California. We are seeking a Development Project Manager who will be responsible for the overall vision and execution of assigned projects to be consistent with approved project program and financial objectives from acquisition through the project turnover to operations.
Individual will report directly to the Vice President of Development who will assign projects.
Responsibilities include:
Manage and be responsible for obtaining all required jurisdictional approvals.
Prepare the RFP to select the design team, conduct interviews, and contract with successful consultants.
Manage the design process in coordination with all in-house designated operations staff.
Work with the project’s assigned Construction Manager to develop and maintain budgets and schedules.
Manage all architecture, civil, landscape and other required plans through city review, approval and permit process.
Direct the design process through the construction phase, ensuring a steady, uninterrupted flow of information to the construction team.
Report on progress status with senior management.
Approve and direct design consultants with change orders.
Develop a good working relationship with the Construction Manager on each project.
Budget and schedule responsibilities through the project life until turnover.
Executive Builder & Construction Review Process:
Responsible for the creation, coordination, and review of architectural, civil and structural construction documents and specifications.
Direct, design and track Green Building Efforts.
Coordinate and track homebuilder energy upgrade rebates.
Perform field reviews to confirm adherence to the approved plans and specs.
Direct value engineering efforts and implement design modifications.
Review and direct projects post construction as lessons learned for future programs.
Qualifications:
Prefer project management, architecture or design experience with 5+ years experience in residential construction design and development.
Must have a good aesthetic sense and the ability to creatively solve design problems.
Strong verbal, writing and proficiency with MS Word, Excel, and MS Project.
Experience in Type III & V construction methods.
Knowledge of community land planning and residential site planning.
Ability to understand and interpret architectural working drawing floor plans, elevations and construction details, civil grading and improvement plans, landscape plans, colors and materials, and other technical construction documents associated with residential construction.
Must have well-developed interpersonal skills with the ability to establish highly functional relationships with diverse personalities both within and outside the company.
Bachelor's degree required with Construction Management, Urban Planning, Engineering, or Business related emphasis preferred.
