The purpose of this position is responsibility for construction project management services within an assigned geographic market, program or client account to achieve the company's strategic business objectives. Key project delivery focus areas include scope, budget, schedule, quality and risk management.

ESSENTIAL DUTIES AND RESPONSIBILITIES
Conduct periodic site visits to monitor the progress of construction, review status of work completed during the period covered, review that work is generally proceeding in a good and workmanlike manner and in general accordance with the approved drawings and specifications.
Review contractors’ direct cost payment requisitions and budget status, review of subcontracts, bonds/subcontractor default insurance, review of change orders, review of Developer’s monthly Job Cost Reports, opine on adequacy of contingency, review of construction and disbursement schedules, review of lien waiver and other documentation submitted by the Developer.
Prepare Project Status Reports and recommend the release of construction funds.
Manages and leads project management staff in the market and ensures thorough staff understanding and implementation of operations, policies, and procedures. Formally supervises individual employees and/or subordinate supervisors. Responsible for identifying tracking performance, coaching, training needs, and motivating direct reports and work group. Directly or indirectly responsible for hiring, terminating, compensation, and performance evaluation for direct reports and work group.
Identify and evaluate the organizational requirements for staffing and management, finances, client relationship management, and image. Work with management and client teams to develop a vision and strategic plan to lead and guide the organization

Implement measures, processes and resource plans (financial and FTEs) to govern and ensure effective performance and to control risks to the client, the business and the organization

Plan and prepare a comprehensive budget for business and team to secure adequate funding for the operation of the organization.

Other duties as assigned.

SUPERVISORY RESPONSIBILITIES
Manages the planning, organization, and controls for a major functional area or department. May be responsible for a mix of direct and matrix reports. Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action and termination. Effectively recommends same for direct reports to next level management for review and approval. Monitors appropriate staffing levels and reports on utilization and deployment of human resources. Leads and supports staff in areas of staffing, selection, training, development, coaching, mentoring, measuring, appraising and rewarding performance and retention. Leads by example and models behaviors that are consistent with the company's values.
