Job Description:
The HP Inc. Director of Real Estate Strategy and Transactions (RES&T) organization leads the development of the company’s real estate strategy, business relationship management, capacity planning, and the execution of real estate transactions driven by the strategy.
The mission is to deliver highly impactful real estate strategies, planning services and transactions implementation that create competitive advantage for HP Inc. businesses now and over time. The role will manage a team of internal real estate professionals and external strategic suppliers to achieve the team’s objectives.
Key Responsibilities
Global real estate portfolio performance management, strategic planning, lease administration, lease negotiations supporting all HP Inc. businesses and functions.
Partner with senior business leaders to create and execute an HP Inc. location strategy.
Create strategic plans at the country, metro and site level that optimize HP Inc’s facilities footprint and align with current and future business needs
Work collaboratively within Global Real Estate, business, and other functional teams to ensure real estate strategies and executed plans incorporate agreed stakeholder needs.
Develop business justifications and recommendations for all real estate projects and effectively articulate these to executive management.
Execute the acquisition and disposition of all HP Inc. owned and leased properties, including financial analysis, market information, offering terms and conditions, marketing materials, contract review, negotiation and project management.
Evaluate real estate portfolios of potential HP Inc acquisitions or divestitures during the due diligence period and develop facilities integration plans.
Identify best-in-class industry benchmarking standards and key metrics and set appropriate goals to ensure these standards and metrics are met or exceeded to optimize real estate portfolio performance.
Manage current real estate assets through a proactive approach by anticipating lease renewals and terminations and all critical dates, lowering and auditing operating expenses, managing subleases and collecting sublease rents, coordinating landlord approval of alterations, completing estoppels certificates, paying rents and property taxes on a timely basis, and assisting in property tax appeals.
Provide financial leadership and accountability in managing operational expenses, one-time project expenses, and capital asset replacement budgets in the development of facilities plans.
Establish and maintain excellent relationships with internal customers, senior and executive management, legal, tax, risk management, landlords, vendors, consultants, and outside brokers. Work closely with senior business leaders to develop real estate and location strategies.
Lead a team of internal and external professionals to deliver efficient and effective real estate plans, including all aspects of people and performance management.
Desired Skills and Experience
Candidate Overview
12+ years business experience with functional experience spanning strategic planning, facilities management, real estate transactions, financial analysis, project execution, and supplier management.
Seasoned tenure in global corporate real estate encompassing the management of a diverse global portfolio across both leased and owned properties.
Major multi-national organizational experience and experience working in a matrix reporting structure with multiple business lines and driving transformational enterprise-wide change initiatives.
Demonstrated ability to build strong team relationships and to recognize and capitalize on organizational synergies.
Successful experience in delivering against aggressive timelines, continuous change, and challenging expectations.
Strong preference for expertise in location strategy, lease contracts, financial analysis, cost management and employee productivity.
Bachelor's degree in Business, Engineering, Facilities Management or related field; Master’s Degree preferred.
