Job Description
Responsible for business unit’s financial performance in market or region within market.
Provides recommendations for tactical and strategic planning.
Provides market analysis and asset positioning consultation.
6-8 direct reports. max. of three at the Director level.
Assists in acquisition underwriting and due diligence.
Directs facility management staff to deliver service levels within the prescribed budget to the client.
Manages negotiations for contract services.
Reviews various facilities management reports. Meets with client management team and appropriate departments to discuss, resolve and discrepancies.
Responsible for new business development, including identification of opportunities, client solicitation, proposal development, and presentation.
Interacts regularly with clients to ensure that objectives are being met. Anticipates and responds to client’s needs.
Supervises the planning, budgeting and control of operating and capital expenditures.
Oversees and approves the calculation of all special billings.
Supervises the preparation of annual budgets, forecasts, management plans, monthly performance reports, and variance reports.
Ensures the delivery of accuracy, timely, and complete reports.
Performs regular inspections of properties.
Recommends and directs alterations, maintenance and reconditioning of properties as necessary.
Participates in civic and business organizations.
Attends BOMA and/or IREM programs and activities.
Conducts and maintains relationships with “key” clients/tenants, industry and trade associations, representatives of government, public service organizations, customers and vendors as necessary.

Qualifications
EDUCATION and EXPERIENCE
Bachelor's degree (BA/BS) from four-year college or university.
minimum of six to ten years of related experience and/or training.
Master's degree (MA/MS) preferred.
CERTIFICATES and/or LICENSES
Professional designation such as CPM, RPA, or CCIM preferred.
COMMUNICATION SKILLS
Ability to comprehend, analyze, and interpret the most complex business
documents.
Ability to respond effectively to the most sensitive issues.
Ability to write reports, manuals, speeches and articles using distinctive style.
Ability to make effective and persuasive presentations on complex topics to employees,
clients, top management and/or public groups.
Ability to motivate and negotiate effectively with key employees, top management, and client groups to take desired action.
FINANCIAL KNOWLEDGE
Requires in-depth knowledge of financial terms and principles.
Reviews complex financial/business analysis and reports prepared by subordinates.
Ability to analyze the most complex business/financial data and develop innovative
solutions.
Develops and implements financial policies and procedures.
Approves and oversees departmental budget.
REASONING ABILITY
Ability to solve advanced problems and deal with a variety of options in complex situations.
Requires expert level analytical and quantitative skills.
OTHER SKILLS And/or ABILITIES
Working knowledge of asset management, property management, leasing, disposition, and construction.
