Director - Real Estate - Rite Aid - New York


Job description
SUMMARY

The primary purpose of this position is to help identify and develop a store level strategy that supports the company’s overall market objectives and to execute on that strategy by initiating and completing various real estate related transactions. Frequent independent judgments are essential. The incumbent is also required to perform all tasks in a safe manner consistent with corporate policies and state and federal laws.



ESSENTIAL DUTIES AND RESPONSIBILITIES

The associate is responsible for the functions below, in addition to other duties as assigned:

Interact with the Senior Director, Real Estate or the Vice President, Real Estate and the Regional Vice President and Senior Vice President of Operations to analyze market areas, project sales and develop strategy plans for new and relocated stores at the individual store level.
Negotiate deal terms and conditions for individual projects, coordinate and negotiate documents and agreements with Legal department.
Evaluate, investigate, secure and develop store site locations resolving issues of availability, property value, access, and zoning and other problems.
Interact with, select and manage developers, brokers, architects, consultants, and real estate agents for acquisition and development of new or relocated stores.
Assemble deal packages, review, analyze and present recommendations to the Senior Director, Real Estate or the Vice President, Real Estate and the REEC for potential store sites, easements, leases and other matters affecting proposed locations.
Request, complete and interpret research surveys, aerials and other data to determine quality of sites and present recommendations.
Coordinate due diligence paperwork with the Construction Manager.
Develop working relationships with government officials and neighborhood groups to ensure the company’s best opportunity for success.
Coordinate with and respond to lease administration questions with requirements regarding lease renewals, signs, easements, approvals, etc.
Coordinate various legal issues: condemnation, ADA, LL defaults, etc.

Experience / Requirements:

Ability to work within strict time frames and resolute deadlines.
Proficiency with the Microsoft® Office Suite (Internet Explorer and Outlook).
The following qualities are helpful:

Ten key punch of 4,000 SPH
Typing speed of 60 WPM.
Proficiency with the Microsoft® Office Suite (Word, Excel, Access, and PowerPoint).
Certificates, Licenses, and/or Registrations

This position requires a valid driver’s license for travel to potential store sites and required meetings.

Education:

Bachelor's degree (BA/BS) in Business required, plus five (5) years' experience in a retail Real Estate environment with development experience; or equivalent combination of education and experience.
