Job description
The Director of Leasing is responsible for creating, overseeing and implementing the Company’s leasing and portfolio strategies for a growing portfolio of healthcare properties owned by the Company and its various capital partners. This position will play a critical role when assessing and bidding for new development projects and acquisitions and with the leasing and management of such assets through stabilization and long-term ownership. As an entrepreneurial, dynamic and driven strategist, you will be responsible for increasing revenue and net asset value, developing and managing strong internal and external leasing teams, and deriving, measuring and executing on short, mid and long-term asset and portfolio strategies. As head of the Company’s leasing department and portfolio strategy, the Director of Leasing will work closely with the other members of senior management, institutional capital partners, existing and prospective hospital and physician tenants, and third party brokers and other service providers.
POSITION RESPONSIBILITIES
Strategy
Create and implement a successful leasing plan for each property by conducting market research and preparing leasing feasibility studies; identify the appropriate targets to create a successful tenant mix, and negotiate and close transactions that will ultimately fulfill the portfolio strategy devised for each project
Work with legal counsel to negotiate LOI’s and leases in a timely manner and to expedite lease execution
Develop and maintain strong working relationships with hospital executives, physicians, and tenants.
Probe, challenge, and communicate effectively in order to bridge the gap between the business problem and the real estate solution
Develops and manages key performance indicators, targets, reporting tools and metrics for all real estate leasing and portfolio functions including customer relations, policy, strategy, execution, and performance tracking
Strategic visionary with a high degree of big picture judgment and ability to communicate such vision and strategies to others
Leads the implementation of real estate strategies and business plans that will govern the portfolio and set a foundation for managing short, mid and long-term plans
Ability to use subjective and objective analytics to primarily drive real estate decisions
Reviews, analyzes, and interprets financial data including such items as financial projections, NPV, IRR, joint venture structures and profitability drivers to assist in making more informed decisions and understanding the big picture
Develops and executes creative and aggressive leasing strategies which may include re-tenanting, renewals, early renewals, buy-outs, relocations, expansions, new tenancy and creative tenant ownership structures
Presents leasing plans and strategies to hospital clients during new business development presentations.
Reporting
Work with management, leasing team and the Company’s capital partners to develop and present asset-specific and portfolio strategy and execution plans
Work with internal teams to generate reports for monthly and quarterly third-party deadlines
Create and provide quarterly internal leasing and strategy reporting package and make periodic presentations to executive management
Marketing and Analytics
Work closely with other leasing teams, senior management, and the development group to evaluate site objectives and create and execute the appropriate marketing plans created for each property; attend client meetings as needed
Research competing properties for existing and future assets and establish market comparables
Establish creative leasing strategies for development properties to achieve stabilization and increase owner value
Develop lease rates, tenant incentives and build budget plans with ownership
Work collaboratively with marketing to develop and executive property marketing materials and plans
Oversee each step of the tenant process beginning with physician presentations and ending with the preparation and execution of all leases and related documents
Provide a professional, positive and engaging experience for prospective and current clients

Develops and maintains strong, strategic alliances through effectively communicating with external business partners, including but not limited to developers, brokers and related real estate partners, and members of the design and construction industry

Develop training programs, expanding organizational knowledge of industry growth, business practice and market edge, to include individual mentoring and coaching of current staff

Desired Skills and Experience
POSITION REQUIREMENTS
Bachelor’s degree and a minimum of 10 years of comprehensive experience in commercial real estate; medical/healthcare real estate experience required
Experience working with physician and hospital tenants
Strong understanding of healthcare industry and demonstrated knowledge in the areas of marketing, lease structuring, portfolio strategy and value creation, and business development
Demonstrated written and oral communication skills; strong negotiation, influencing and relationship building skills
Executive-level presentation skills - prioritized, professional and polished
Ability to handle multiple projects simultaneously
Understands value "creators" and can see opportunities and understand how to execute strategies. Can conceptualize, develop, communicate and execute a business strategy.
Proven leadership and management skills. Professional demeanor and credibility to enable development of strong cross-functional relationships between internal and external business partners
Show imagination in developing new, creative approaches to leasing buildings and increasing real estate values
Good financial acumen and ability to understand waterfalls, net asset value and profitability variables and metrics
Ability to multi-task in a fast-paced environment and prioritize work and meet deadlines
Intermediate knowledge of Microsoft Office Suite and ability to work with database systems
Up to 40% travel required
