Director - Workspace Management - Rubicon Project - Playa Vista
Job description
The Director, Workspace is responsible for multiple aspects of the Global Corporate Services Management Function to include direct management and coordination of: Site Management – organization and space design; Engineering; Repairs, Maintenance and Cleaning Services; Construction & Renovations; Real Estate Development; Catering Services; Business Support Services; Sustainability and Environmental Health & Safety.
Ensures that Workspace Management operates within cost budgets and uses continual improvement tools for identifying and improving quality of service and the financial performance of the entire function. Delivers innovative leadership to create an exceptional work environment while continually seeking opportunities to enhance functional performance. Develops and administers best practice processes in alignment with global strategic business interests and objectives. Ensures sound practices which support transparency, increased productivity, and improved communication. Builds strategic partnerships with key service providers, local businesses and municipal leaders within our communities. Maintains compliance with all procedures, policies, and regulations and ensure timely response to regulatory issues and inspection findings. Plan facilities organizational structure to accommodate growth and change in priorities. Determine needs for equipment leases, purchases, and services. Negotiates contracts with vendors and maintains vendor relationships. Ensure that projects meet specifications and budgets. Ensure that necessary licenses and permits are obtained. May act as liaison to leasing and property management organizations and planning commissions.
Responsibilities:
Develops and implements successful strategies to assure best in class Facilities Management. Works collaboratively with key stakeholders; key service providers, vendors, and leaders within our communities.
Provides oversight and coordination of global real-estate management, development, acquisition, and disposition in accordance with an established master plan.
Establishes and maintains site master plans.
Establishes and implements short-and-long range organizational goals, objectives, strategic plans, policies, and operational procedures.
Oversees and directs the preparation and contract negotiation, leases, deeds, mortgages, and other real property legal documents on behalf of the company.
Analyzes the real estate market to identify investment opportunities; recommend the acquisition and disposition of real estate properties ensuring adherence to the company master plan.
Oversees and directs the planning, design, development, construction, and alteration of physical facilities and real property at all company locations.
Administers all capital expenditure pertaining to facilities and real property development; monitors individual capital projects ensuring that costs, timing, and contract requirements are met.
Designs, establishes, and maintains an organizational structure and staffing to effectively accomplish the organization’s goals and objectives; employ, train, supervise, and evaluate staff.
Develops and manages annual budgets for the organization and performs periodic cost analyses. Stays abreast of Facilities Management best practices, new technologies, market dynamics and trends.
Desired Skills and Experience
Bachelor’s degree with a concentration in Real Estate, Engineering or Facilities Management highly preferred
10 years of operations experience and knowledge including facilities operations, building management; engineering; construction and regulatory compliance.
Demonstrated leadership experience and strong communications skills.
International experience preferred.
Multi-site experience required.
Ability to design, plan and manage major construction projects.
Skill in examining and continually improving operations and procedures, formulating policy, and developing and implementing new strategies.
Knowledge of building design, construction, and maintenance.
Knowledge of capital expenditures policies and procedures.
Ability to supervise and train employees, to include organizing, prioritizing, and scheduling work assignments.
Ability to communicate and interact with government officials.
Ability to use independent judgment and to manage and impart information to a range of clientele and/or media sources.
Ability to foster a cooperative work environment.
Knowledge of financial/business analysis techniques.
Knowledge of all federal, state, and local codes and ordinances pertinent to EH & S, facilities planning, design, construction, and maintenance.
Employee mentoring, development and performance management skills.
Outstanding interpersonal, community relations skills and the ability to communicate and work effectively within a diverse community. Skilled in budget preparation and fiscal management.
Ability to travel, sometimes frequently domestically and internationally.
