Job description
JOB RESPONSIBILITIES:
Overall leadership of all phases of Design and Construction processes including due diligence, permitting, engineering & design documents, estimating, competitive bid process, construction management and close out
Manage the development and implementation of project management processes and brand design standards
Source, build and maintain C-level relationships with external partners including landlords, architects, engineers, contractors and vendors
Author, negotiate and execute consultant contracts
Build and manage a high-performance team of architects, designers, project managers and construction professionals
Ensure that WeWork creates and maintains innovative, industry-leading practices in workplace design, construction, and project management practices
Play a fundamental role in WeWork expansion efforts by evaluating new real estate opportunities, estimating project costs and negotiating deal specifics
Ensure all projects are delivered on-time and on-budget, and conform to WeWork operational and brand standards
Desired Skills and Experience
PREFERRED QUALIFICATIONS:
15 years of related project management and/or corporate real estate experience designing and managing multiple capital projects from inception through project close out
Strong understanding of architectural processes, space planning, construction documents and project management
10 years of experience managing an internal staff, third party vendors and multi-tiered project teams
Familiarity with BIM, data-driven processes, digital document review and internet-based project management tools
Familiarity with procurement, warehousing & logistics.
Ability to implement change in a fast-paced environment and the flexibility to embrace technology and innovation
Extensive knowledge of labor, material and consultant costs across various product types and markets
Strong existing network of construction professionals, contractors and service providers
Registered as a professional architect or engineer (and/or BS degree in architecture or engineering)
The Director of Space Development at WeWork will report directly to the CEO. Role will be based out of WeWork HQ in Lower Manhattan. Compensation will be competitive, and may include equity consideration
