Alliance Director - DTZ - Hartford
Job description
Position can be remote out of the New England Region.
Responsible for planning, organizing, and directing the development and implementation of those policies, procedures and programs necessary to maximize the value of a corporate client’s investment in an office and data center portfolio. Controls the activities of the client’s facility or portfolio so as to optimize the utilization of all resources under his/her control. Participate in formulation and execution of client’s corporate real estate objectives, policies and plans as they pertain to the facility or portfolio operations and compliance with the client’s Master Service Agreement.
As our new Alliance Director, you will provide strategic account support and guidance. In this role you will be responsible and indispensable in driving corporate success. The individual will ensure financial performance and customer satisfaction of the project through the selection, development, and people-oriented management of resources. In addition, the Alliance Director will manage continuous improvement to metrics, successfully influences required change, and continually seeks innovative ways to reduce or eliminate costs, improve efficiencies and innovation.
Bachelor Degree in Business Administration or related discipline
10+ years within the real estate industry
Or any similar combination of education and experience
Able to cross-sell all DTZ integrated services
Negotiate new management agreements and encourage renewal of existing ones
Oversee all facilities and property management services.
Responsible for identifying training needs, hiring and tracking performance
Demonstrated leadership ability and uncompromised ethical standards
Demonstrated business judgment
Demonstrated ability to operate and grow a profitable business unit
Proven record of providing excellent internal and external customer service
Excellent interpersonal skills
Excellent verbal and written communication skills
ESSENTIAL JOB DUTIES AND RESPONSIBILITIES
The Alliance Director will be responsible for one or more of the following:
Provide direction and leadership to the dedicated DTZ account team.
Single Point of Contact with client for the day to day delivery of the contracted services.
Develop short-term and long-term operating objectives, policies and programs.
Direct and oversee programs relating to the interior and exterior condition and appearance consistent with owner objectives. Communicate with staff to obtain input and recommendations that ensure operational and quality standards are maintained.
Supervise staff to ensure effective implementation of services in accordance with contractual, performance and quality expectations of DTZ and the client. Prepare and conduct the performance reviews and make salary recommendations for all direct reports. As appropriate, review and approve staff performance reports.
Review the portfolio’s performance on a continuing basis and establish proper measures of performance in accordance with established metrics and in compliance with the terms of the Management Agreement.
Provide operating reports detailing current assessment of facility management performance - portfolio performance, budget variances and continuing operating initiatives.
Assist the client in the preparation of long-term strategy programs by continually seeking creative methods to increase portfolio operating efficiencies, decrease operating costs, drive cost savings and cost avoidance opportunities and provide an enhanced real estate environment for corporate client.
Direct the formulation and implementation of the fiscal operating and capital budgets for each facility within client’s real estate portfolio. Work with client accounting team to monitor proper accounting procedures and approve portfolio operating expense activity.
Oversee the selection of contract services, vendor negotiation of service agreements and monitor vendor performance, of contracted services to assure full compliance with standards established within the service agreement.
Facilitate and partner with respective business units to achieve short and long-term space planning strategies; to include space management, planning and moves.
Develop and enforce Environment, Health and Safety and Emergency Preparedness Plan.
When necessary, work with leasing agent to ensure operations and capital plans support leasing program.
Oversee the review, design, bidding and construction of all repairs and capital improvements.
Collaborate with site teams and client on Sustainability and Green Initiatives.
Direct programs delivering site inspections of assigned properties and coordinate with team management action plans with on-site teams to resolve non-compliance items.
Ensure profitability and product quality of the account.
Deliver overall budgeted financial targets and other standards set forth in approved business plans for the combined businesses/accounts within the account.
Assist Account Managers in determining their strategic and tactical decisions for their respective business units/accounts within the account, including the identification of product line expansion/diversification opportunities and playing a key role in marketing for new business.
Promote and ensure compliance with DTZ operating principles, collaborating well with functional and customer-focused groups within DTZ.
Demonstrate familiarity with all facets of DTZ’s business and exhibit an understanding of services provided and customers served throughout the network.
Assist Account Managers in developing and cultivating customer relationships for long-term business opportunities and resolving complex problems with internal and external customers through creative problem solving.
Demonstrate HR leadership best practices as evidenced by people statistics, qualitative feedback from local, regional, national HR professionals, as well as DTZ leadership within the assigned region
Assist Managers with the development of people as evidenced by recruiting, bench strength, succession planning, etc.
Ensure compliance with national pricing policies, risk management and established policies regarding authority levels for employment actions.
Develop strategies across the different service lines within the account.
Uphold the mission and standards of DTZ and supporting firm-wide initiatives.
Understand contract terms and conditions and Customer’s expectations at a detailed level, and take ownership for outcomes.
Review and proactively establish required procedures, and train personnel to consistently meet and exceed Customer’s financial and performance expectations in a safe and cost-effective manner.
Work closely with Customer(s) to ensure satisfaction.
Establish process performance metrics, and track, analyze and report performance in terms of quality, safety, cost and customer satisfaction. Take corrective action to bring about required change.
Select and train all project employees and administer our policies, procedures and standards to ensure that our employees and vendors have the required technical and interpersonal skills and morale to meet and exceed the expectations of our customer(s).
Provide timely and effective communications with all employee levels within the on-site staff and Customers ‘organization.
Serve as a role model, mentor, and valued resource for our customer(s).
