AWS - Infrastructure Data Center Global Services is currently seeking a director of global real estate development that is highly technical and analytical. In this role the selected candidate will have responsibility for a large portfolio of existing properties while providing strategic direction and oversight for the acquisition of new properties on a global basis. They will manage a team which is responsible for the delivery of both property and Build to Suit development projects. These projects range from acquisition and retrofits of existing buildings to multi building development projects. The right candidate for this role will be able to connect long term real estate strategies to the rapid growth patterns and specific needs of the business. They should also have experience managing both direct hire and brokerage relationships to fulfill those needs with timely results

· 15+ years of broad-based corporate real estate experience with 8+ years of people management experience
· 10+ years of commercial real estate transaction experience preferably in industrial/office development and leasing.
· Master’s degree or equivalent professional certification in Real Estate Development, Management, Urban Planning or a related field is preferred. Relevant experience will be considered.
· Possess strong organizational, mentoring, communication and team building skills. Must support building staff capacity and strong working relationships, both internally with staff and organizational stakeholders, as well as externally with development partners, vendors and stakeholders.
· 10+ years of experience with all aspects of commercial lease transactions from site selection, negotiation, construction and legal negotiation through closing. This should include experience working with the Developers and General Contractors, overseeing the development of project plans, schedules, and budgets for all committed and potential efforts.
· Position requires commitment managing a complex work schedule with significant evening meetings and will require at least 15% of time committed to travel.
· Ability to prepare presentations for executive leadership with recommendations: signed deal letters, potential sites, renewal options, site expansions, landlord disputes and other matters affecting existing or proposed locations.
· Must have experience in contract negotiation, financial analysis and modeling, budget management, project management and the execution of complex real estate transactions.
· Must have lease administration experience providing strategic direction and administrative oversight for a large global portfolio of active leases.
· Proven experience working with REIT’s, Brokerage firms and Govt. agencies (Zoning, Permitting &Utility) to drive complex transactions.
· Proven experience in managing significant real estate / facility asset and capital / expense project portfolios on a global basis; Deep experience with real estate financial management is critical. Must be able to prepare, review and negotiate financial analysis of potential deal structures.
· Proficiency in basic office productivity software (MS Outlook, Word, Excel, SharePoint)
Preferred Qualifications
· Data Center experience – having an understanding of the unique dependencies and special considerations for the successful development of Data Center development efforts is a plus.
· International Business experience – an understanding of how to successfully transact business in multiple cultural contexts as well as experience directly managing international teams is a plus.
· Background in property management or construction project management in addition to real estate experience.
· Deep experience in real estate and facilities strategy development and operations management, including expertise with the integration and separation of large asset portfolios (as part of M&A and divestiture work)
· Ability to analyze process flows relating to site delivery and the assigned projects to recommend changes resulting in cost savings or improved asset management.
· Exceptional communication skills with the ability to work well with all levels of management and provide contextually appropriate data which contributes to key strategic decision making exercises.
· Able to work independently, prioritize, troubleshoot, manage time effectively and be a self-starter.
