Job Description:
The Director, Portfolio Management will generally be responsible for supporting the launch of new real estate investment funds by providing real estate and analytical expertise to a multidiscipline team.
Responsibilities
Provide real estate expertise to the Product Development, Fund Raising and Finance departments and aid those groups in developing and refining potential comingled and separate account fund offerings.

Provide analytical support with respect to the construction of potential investment portfolios, including creating Excel models to calculate levered and unlevered returns and yields. Review cash flow projections and leasing assumptions for assets targeted for potential funds.
Once a fund is operational, assist Portfolio Manager in review/approval of major leases, participate in annual budget process, and review potential acquisitions allocated to the fund.
Maintain a perspective on current and future real estate conditions and industry trends to assist in portfolio construction and on-going management.
Conduct periodic reviews and analyses of each asset in the portfolio; ensure the asset management system and other systems of record are current and accurate; and update asset management plans as appropriate.


Knowledge/Skills/Competencies/Education
Knowledge and applied professional understanding of the principles and practices of institutional investment management, capital markets, and portfolio analysis as it relates to Real Estate, with a minimum of 7-10 years of asset-level experience. Knowledge of domestic and global commercial real estate trends. A working understanding of both debt and equity real estate investments.
Strong analytical skills, including advanced level experience with MS Excel and Argus software. Ability to compile, monitor, and audit various financial, performance, and/or data reports for accuracy and integrity. Strong oral and written communications skills, including the ability to prepare written analyses and presentations.
Thorough knowledge of investment universe in order to construct high-performing portfolios in compliance with clients’ investment policies and risk profiles.
Network of industry contacts (investment and leasing brokers, investment manager competitors, investment bankers, institutional and non-institutional landlords).
Ability to juggle competing priorities and work under pressure to meet demanding response times, all while paying strict attention to detail.
Focused and self-motivated team player who balances independent thinking with the execution capabilities and core competencies of the rest of the organization.
CFA designation or graduate degree in finance/real estate preferred.
