Director Retail Expansion Tervis Venice

Job Description
This position assumes primary responsibility for the planning, completion and financial outcome of new store build outs. The Director of Retail Expansion works closely with the VP of Retail on developing standard operating processes and procedures, budgets, and strategic direction.
Provide recommendations and design input to ensure that financial, marketing, visual and merchandising objectives for projects are met in collaboration with appropriate cross-functional resources
Monitor and discuss progress of objectives and projects, adjust project plans as necessary and report business results
Develop and manage project scopes and budgets


Negotiate business terms to assure timely and cost effective delivery of products and services to internal customers and external business partners
Review and approve drawings and proposals
Obtain proper permits, business and tax licenses
Oversee installation of company computer equipment and wiring, DMX music system, ADT alarm and any other required processes
Handle exterior sign design, bidding and installation
Apply for tenant allowance funds as necessary by providing appropriate paperwork for each project
Coordinate and lead on-site surveys of new and remodel projects
Direct internal and external architects and engineers in the production of contract documents for assigned projects. Provide design professionals with retailer’s standards and criteria and perform intermediate and final plan reviews to assure design integrity and compliance.
Solicit proposals for services, negotiates fees, and obtains appropriate insurance and W-9 paperwork
Assemble and approve contractor bidder list for each assigned project.
Evaluate approved contractors, architects, and engineers at conclusion of each project
Approve project-related expenditures, processes change orders for contracted work, and monitor ongoing costs for compliance with approved budgets.
Responsible for companywide HVAC maintenance compliance along with other lease required activities such as Fire Alarm inspections, etc.
Handles other projects as assigned by VP of Stores

Required Experience

Proven ability to manage multiple projects concurrently
Excellent written and verbal communication skills required
Attention to detail and respect for quality
Must be proficient with Excel,
Experience with construction documents and leases
Knowledge of computer and/or network security systems, applications, procedures, and techniques.
Strong conflict resolution and negotiations skills
Analytical skills required to gather, evaluate, and present research and findings on industry competition and best practices.
Extensive experience with and knowledge of retail store architecture, operations and equipment required
Excellent project management skills required
Proven ability to gain buy-in through collaboration
Good business and financial acumen
4 year degree in business or equivalent experience

Extensive travel required
