Director - Real Estate Development - Kum & Go - Des Moines
Job description
The Director of Real Estate Development will provide leadership to a dynamic team that leads the analysis, negotiations and acquisitions of new and rebuilt Kum & Go stores. This position will create the site selection strategy including the strategic market plan and store life cycle for all assets. TheDirector of Real Estate Development will ensure that store development projects hit company revenue goals. Additionally, this position will provide guidance on future sites for the project pipeline including providing analysis and recommendations for new markets to enter.
Primary Duties:
Responsible for site feasibility review including travel to sites, reviewing site analysis, proformas, committee meetings, site design, negotiation strategies.
Provide leadership and direction to direct reports and team members. Engage team to positively support the organizational goals and objectives. Provide vision, goal development, and accountability to team. Lead strategy to attract, retain and develop associates with a focus on key team members for the organization. Develop talent to maximize effort and contribution and provide recognition and/or redirection as necessary. Manage and effect change through continual feedback and coaching.
Analyzes and makes recommendations on which new markets to enter and manages the process.
Develops overall 5 year strategic growth plans for the company and by market
Development and implement site selection and development criteria and planning
Monitor and guide contract negotiations related to acquiring property and developments
Desired Skills and Experience
Education/Experience:
Bachelor’s Degree in required (Real Estate emphasis preferred).MBA preferred.
3 to 5 years of experience in a similar role required.
Minimum Skills and/or Knowledge Required:
General Real Estate Knowledge
CCIM preferred
Ability to make decisions
Ability to negotiate effectively
Strong analytical skills
Strong financial analysis knowledge
Advanced Microsoft Excel knowledge and proficient in other Microsoft office programs
Excellent communication skills
Ability to maintain a fast working pace
Ability to coach, manage and lead a team
